The Office of Planning and Zoning is responsible for administering the policies, programs, and regulations that manage the development of the Sellersburg community. The department is tasked with ensuring the sound management of Sellersburg’s growth, the protection of its quality of life, and its economic vitality through a variety of comprehensive planning measures.

The department also plays a central role in guiding the long-term development of the built and natural environment and is responsible for the monitoring and updating of the Town’s Comprehensive Plan, ensuring compliance with the Unified Development Ordinance (UDO), and offering guidance and support to the Sellersburg Plan Commission and the Board of Zoning Appeals.

CitizenServe Online Applications for Planning and Zoning

Our web-based permitting and application submittal system allows you to apply and pay for licenses, permits, and Plan Commission/BZA applications all online with 24/7 access. This system allows our office to process permits and zoning approvals consistently, efficiently, and transparently, with a step-by-step process that is user-friendly and gives the applicant consistent communication throughout the process.

  • Apply for all zoning approvals (rezonings, variances, special exceptions, etc.)
  • Submit drawings, pictures, and other documents that correspond with the application
  • Pay for the applicable fees
  • Confirm parcel information through automated data entry (autofill)
  • 24/7 access to zoning applications and the ability to review and edit applications

To access CitizenServe, you must set up an initial account via your email. Once the account is registered, you will be able to apply for building permits, contractor licenses, and zoning approvals, as well as pay online for it all, now and in the future. You will also be able to review your account to track completed applications and permits, payments, license updates and renewals, and any other transaction made through the system. This online service will provide applicants expedient and efficient service, which can be conducted from any location with Internet access!

Floodplain Regulation in Sellersburg

The Town of Sellersburg has several areas within the SFHA and which require specific regulation through the Sellersburg Floodplain Ordinance, Indiana Department of Natural Resources (DNR), and the Federal Emergency Management Agency (FEMA).
Residents of Sellersburg have frequently asked questions regarding floodplain, such as:

The following links allow residents to view their properties and determine if they are in the floodplain, obtain information on the National Flood Insurance Plan (NFIP), and State permitting processes, receive applications for floodplain permits from DNR, and many other informative facets involving the Special Flood Hazard Area. In addition to these, residents may also obtain a subscription to Elevate (County GIS which incorporates the Town of Sellersburg) and have access to a plethora of information including zoning, lot information, tax information, floodplain, etc.

As required by the Indiana State statute IC 36-7-4, the Town of Sellersburg institutes the advisory board of the Plan Commission to execute planning and zoning powers within the incorporated areas of Sellersburg. Through the procedure of public hearings, this Board exercises the regulation of such items as rezoning, subdivision plats, and planned unit developments (PUDs).

The Sellersburg Board of Zoning Appeals (BZA) is a quasi-judicial governing body that is empowered by State law to consider granting relief from the requirements of the zoning ordinance. It does so through variances, special uses, and administrative appeals. Quasi-judicial means the Board acts more like a court than a Board and enacts the many of the same standards and procedures as the courts. It is important to note, due to the nature of the Board, contacting the members of the BZA is not allowed and all questions and comments should be made through the Secretary.
