The town of Sellersburg created a TIF District and a Redevelopment Commission in 2009. The District (260 acres) is located just west of three primary roads, State Rd. 60, 311 and Interstate I-65. The District is Zoned PUD which allows for a mix of uses and mixed densities.

In 2013-14 the RDC created an entrance to the District off S.R. 311, the Gateway into Camp Run Commons;

Properties within this District are privately held and sellers are working with contacts to develop opportunities to bring to the RDC.  Most utility lines currently access the area from S.R. 311 via Enterprise Drive to the North.  Private gas, electric and data service are in the vicinity.  Future development will likely require a need for upgrade of services to be discussed upon evaluation of projects.  The 311 corridor is currently in the development stages of improved access and traffic flow supported by Clarksville, Sellersburg and INDOT.

TIF District Development Goals;

During the initial phases of the RDC planning effort, the town’s primary focus was to create additional retail development in the TIF District. Factors that point to retail use include;

-Restaurants/Hotel present to service I-65
-Evident demand for supermarket
-Excellent access and visibility to roadways
-Availability of undeveloped land
-Growing population and households
-Adjoining the 5,000+ students of Ivy Tech

Through time and input from community it became apparent that we need to create a mix of land uses and are in the process of doing so. 

*News Item: Development is occurring in the Eastern area of our TIF District.  

NAI Fortis has now purchased 70+ acres adjoining SR 31 and across the road from Clark County Regional Airport to build a commercial warehouse with the target to offer 1+ million sq. ft. of space.  Project to start spring 2018. Click here for link to story.
