Location: Sellersburg Redevelopment Commission is developing a TIF District to be known as Camp Run Commons. The Camp Run Commons area is comprised of approximately 173 acres in Sellersburg, Clark County, Indiana. This area is located just west of I-65 between Old SR 311 and SR 60. The land is highly visible from the Interstate. Projected Land Use types were based upon the Sellersburg TIF District Master Plan and Ratio 2011. 

Ratio Results: Based on market analyses performed for the site and ongoing conversations between community leaders, Steering Committee members, and project consultants, it is apparent the community has a unique opportunity to create a mix of land uses for the area. Focusing on a mixed-use strategy will create a vibrant focal point for the community. 

PUD zoning is intended to provide more development flexibility and innovation. This zoning will allow Camp Run Commons to have mixed uses and mixed densities. The PUD also establishes development and design standards for future development in the TIF District that reflects the community’s vision. 
Positives for Development: Camp Run Commons commands the position of being the “front door of new Sellersburg”. The Sellersburg Redevelopment Commission perceives the development of Camp Run Commons as the catalyst for growth in Sellersburg. The campus of Ivy Tech Community College across Hwy. #311 with approximately 5,000 students commuting to campus daily will have a major impact on the development of the area. The existence of excellent broadband capabilities with access to 2 major power/communication sources, and a major fiber optic line running parallel to I-65 will enhance development. Traffic and demographic studies have shown support and demand for a supermarket/grocery store in the area. There is excellent access and visibility at the potential location, with acres of undeveloped land. There is a growing population and households with medium density residential development in the vicinity. 

The Sellersburg Redevelopment Commission envisions the development of Camp Run Commons as a multi-use development with areas of green space with a park like setting where residents and students can congregate. We envision people will work, eat, shop and perhaps live in the Camp Run Commons Development.
